If you decide that you want us to manage your property / properties full time, you can be assured your property is in safe hands. We will undertake the following:
- An initial viewing of your property to advise you of a realistic rental value for the type of property and the area in which it is situated and of any repairs that are needed so that it meets the required standards
- Recommend landlords’ buildings and contents insurance, rent guarantee and legal expenses cover and give advice on what action to take if the property is mortgaged or if it is a leasehold
- Market your property using To Let boards and advertising in the local press. It is planned to include the web in our marketing strategies this year.
- Accompanied viewings and vetting prospective tenants using employment references, bank references, previous landlord references (if applicable) and credit checking.
- Full detailed inventory of the property, preparation and signing of the assured short hold tenancy agreement, taking deposits as required, arranging safety checks, transferring the bills for the services into the tenant’s name.
- Collect the rent at every payment interval and, with the agents fee deducted and any other costs that may have occurred, transfer it to you by bank transfer (on the same day as receipt where at all possible).
- Produce a monthly statement for you and the tenant.
- Inspect the property on a bi-annual basis (or more regularly if required) to check it is being looked after and report back.
- Agree a limit with you for routine maintenance work to be carried out at the property, which will be deducted from the monthly rent and deal with any tenant enquiries promptly.
- Make sure the tenants are keeping up to their rent payments.
- Give advice on rent reviews and increases.
- If a tenant is due to leave the property we will check the condition against the inventory, receive all the keys in and discuss any repairs that may need doing before giving the deposit back.
Fees
- All we charge is 9% of the monthly rent as commission – that’s it!
- This fee includes the inventory and inspections – so there are no unexpected costs!
- The only other costs are advertising, any safety checks or maintenance works that may need to be carried out at the property or anything else that we pay for on behalf of you.
- Whilst our rates may be low our level of service is very high, we want the best for our clients and we want you to like both us and the job that we’d like to do for you
Support
Should you feel that you are able to find tenants and deal with your lettings unaided, please feel free to use our support services for a minimal cost. We will gladly prepare inventories, take photographs, await surveyors or tradesmen, take meter readings and advise the utilities or any other jobs that you just do not have time to do.
Further we will gladly recommend tradesmen to help in any property management issues.
Finally, we are in partnership with a highly qualified individual who can offer advice on planning issues, do architectural drawings and help with legal requirements for building regulations and landlord duties of care. |
