This option allows us to advertise and find a suitable tenant for your property only. We will:
- View your property so that we can advise you of a realistic rental value for the type of property and the area in which it is situated and of any repairs that are needed so that it meets the required standards.
- Recommend landlords buildings and contents insurance, rent guarantee and legal expenses cover and give advice on what action to take if the property is mortgaged or if it is a leasehold.
- Marketing your property using To Let boards and advertising in the local press.
- Accompanied viewings and vetting prospective tenants using employment references, bank references, previous landlord references (if applicable) and credit checking them to minimise the risk of losing rental income and damage to the property.
- Full detailed inventory of the property, preparation and signing of the assured shorthold tenancy agreement, taking deposits as required, arranging safety checks, transferring the bills for the services into the tenants name.
- Deduct our fee and any other costs that may occur from the first month’s rent and transfer this to you by bank transfer and produce a statement for you detailing this.

All we charge is 9% of the monthly rent as commission – that’s it! This fee includes the inventory and inspections – so there are no unexpected costs! The only other costs are advertising, any safety checks or maintenance works that may need to be carried out at the property or anything else that we pay for on your behalf. |
